The adoption of the West Field Park Estate

We are currently involved in getting the estate adopted by the council.

Why is this so important?

Firstly the council currently have no responsibility for the estate. That remains with Cofton who have gone into administration.

There is a number of faults that could occur that could effect you.

Secondly the foul water system is owned by coftons, this includes the pump house at the bottom of the estate.

This means that should the drainage system fail through blockage or collapse that the council have no responsibility to fix it.

That does not mean they will not, just means someone has to pay afterwards - guess who - residents

The pump house has been vandalised on many occasions, again owned by Coftons.

If it fails we the residents will foot the bill.

Worse case senario ( we hope) is £500 or £1000 bill for very resident to fix it (enforceable by law)

Even worse imagine that on run up to christmas.

The enviroment agency can also find us liable for polution if it occured.

The GOOD news

We the residents association are fighting to get the drainage system and pump house taken over by Welsh Water which takes all that away.

The council will then adopt the site for everything else.

Its a little more complicated than that, IE the pump house needs to be completely fit for purpose before Welsh water will take it over, but we are slowly getting it sorted with high level meetings with council and Welsh water.

The administrators of Coften are the hold up at this time as Welsh water need written permission to inspect the pump station. Then it comes down to cost of work to fix it to standard they will take on, then who pays for that work.

We are working with the council and developers to get the work done and to get the money ( currently looking at bonds held by liable companies involved)

We have disscussed the drainage system and it seems that Welsh Water are happy to take it on without further inspection - thats a huge step forward - but they will only do that when they take over the pump house.

So please support your residents association by rgistering into the forum on this site.

We are fighting for the adoption on your behalf

If you think it will not effect you think again

IT DOES, YOUR HOME COULD LOSE VALUE IF THIS IS NOT SORTED

See the forum for latest news on the adoption and minutes of meetings
